Lenders are required to ensure a loan is suitable, and their credit policies rank purposes by risk. Buying property, renovating, consolidating debt and investing are approved readily, often on a declaration for smaller amounts and with evidence for larger ones. The purposes lenders like

Purchase of another property, with or without a contract in hand. Renovation, with quotes for larger amounts. Consolidation of specified debts, with statements. Investment in shares or managed funds at many lenders, sometimes with limits. Education, medical costs, a car, a wedding: generally accepted as personal purposes up to modest amounts. The purposes that need more

Business purposes require the business financials and shift the assessment. Cash out above a threshold, commonly $100,000 to $250,000, needs evidence at most lenders regardless of purpose. Cash out above 80 per cent LVR is almost always restricted to purchase or renovation with documents. Funds to be gifted or lent to a family member are accepted by some lenders and declined by others.

The purposes that are declined

Gambling, cryptocurrency and leveraged trading at most lenders, on-lending to third parties for profit, funding a legal dispute, and anything the borrower cannot explain. Sending funds overseas for property purchase is declined by many because the lender cannot verify the asset. A declined purpose does not mean the equity is inaccessible; it means the lender you asked will not release it for that reason.

Presenting it properly

State the purpose plainly and consistently across the application. Provide the evidence the lender asks for before they ask. Split the loan so each purpose has its own account. And do not describe an investment purpose as personal, or a business purpose as investment, to make it fit: lenders verify at settlement and afterwards, and a false purpose can void the loan.
