What is a cash out refinance?

Refinancing for more than you owe and taking the difference as cash, secured on the property

A cash out refinance replaces your existing loan with a larger one and releases the difference as cash. Lenders allow it up to 80 per cent of the property value without Lenders Mortgage Insurance, and sometimes to 90 per cent with it, provided the new loan is serviceable and the purpose is acceptable. The cash can fund an investment, a business, a renovation, debt consolidation or a family need, but the lender will ask what it is for and may want evidence.
