What changes when a trust borrows?

A trust can borrow to buy property, but the loan is made to the trustee, guaranteed by the people behind the trust, and assessed on the trust's income or the guarantors' income depending on the lender. Fewer lenders handle trusts, and some charge more or lend less. For investors the reasons to use a trust are asset protection and income distribution; the costs are lender choice, land tax in some states, and losses that stay inside the trust.
