Why it is rare

Owner builder lending already sits with a minority of lenders. Most of those want full income verification because the build's success depends on the borrower's cash flow as well as the loan. Low doc removes that certainty. The lenders that still say yes do so on the strength of the equity and the borrower's trade capability, and price for the combined risk.

What the low doc owner builder lender wants

Twelve months of ABN and GST registration with BAS lodged, or twelve months of business bank statements. A trade licence or clear construction experience, because the lender is relying on you to build within the costings. Land equity that keeps total lending under 60 to 65 per cent. Professional costings and a contingency. Contract works insurance and the owner builder permit. And an exit: on completion, a refinance to a standard loan once the next tax return is lodged.

The alternatives

Lodging the outstanding tax return to become full doc, which is often faster than finding a low doc owner builder lender. Using a licensed builder for the structural stages so the loan becomes a standard low doc construction loan, which many more lenders offer. Building in stages funded from cash and refinancing at each milestone, which suits tradespeople who can build cheaply. Or a private lender for the build, refinanced to a bank on completion, accepting the cost.
