Medical and healthcare lending questions

Quick Answer

Why do lenders treat healthcare borrowers differently?

Low default history and stable income mean higher LVRs and waived LMI for the professions on each lender's list

Most major and several non-bank lenders run a medico policy: for listed professions such as doctors, dentists, specialists and often vets and pharmacists, they lend up to 90 or 95 per cent on residential property without Lenders Mortgage Insurance and take a more generous view of commercial and practice lending. Which professions qualify, and what they qualify for, differs by lender, and nurses and allied health are treated very differently from doctors.

  • Doctors and dentists Up to 95% residential, no LMI
  • Commercial premises Up to 80% to 100% at some lenders
  • Nurses Standard policy at most lenders
  • Allied health Included at some lenders only

What this section covers

These pages answer the specific questions healthcare borrowers ask: whether doctors get a higher LVR on commercial property, what nurses can actually access, how a dental practice premises is financed, what allied health practices qualify for, how fit-out and equipment are financed separately from property, how buying into a practice differs from buying the premises, and whether consulting rooms can be bought through an SMSF.

The answers describe common lender practice and change with lender policy. Medico policy in particular is a moving list.
