Debt consolidation questions

Quick Answer

What is debt consolidation into a mortgage?

Refinancing your home loan for a larger amount and using the extra to pay out higher-rate debts

Consolidating debt into your mortgage means refinancing for enough to pay out credit cards, personal loans, car loans or other debts, so you have one repayment at a home loan rate instead of several at higher rates. It lowers the monthly outgoing and the interest rate, but it secures unsecured debt on your home and, unless you keep repayments up, spreads a short debt over a long term. Lenders assess it as a refinance with a consolidation purpose, up to 80 per cent LVR.

  • Structure Refinance for more, pay debts out at settlement
  • LVR limit Usually 80%
  • Benefit One lower rate, lower monthly outgoing
  • Risk Short debt stretched to 30 years

What this section covers

These pages answer the questions borrowers ask before consolidating: which debts can go into the home loan, what it does to your credit score, whether a car loan belongs there, whether business debts can be included, what happens if your credit is already damaged, and how to consolidate without paying for a holiday over three decades.

Consolidation is a cash flow tool. Used with discipline it clears debt faster; used as relief it becomes a habit. The pages say which is which.
